BRIER PLANNING COMMISSION MINUTES
May 20, 2026

Chair Campbell called the Brier Planning Commission meeting to
order at 7:03 PM.

STAFF UPDATES:
Councilmember
Othman updated the Commissioners on recent Council activity.
City
Planner Michaelis updated the Commissioners on various City projects.
PUBLIC REQUESTS &
ORAL COMMUNICATIONS: None.
PUBLIC HEARING:
Chair Campbell opened the Public Hearing at 7:10 PM,
for Preliminary Plat and Road Variance, file Nos. SUB25-01 and VAR25-01. They
are proposing a five-lot subdivision located at 21701 Vine Road. The
application also includes a road variance to reduce the right of way width and
eliminate the sidewalk on the south side of the proposed new public road.
Planner Michaelis gave a review of the applications, with a recommendation to
approve.
Doug Gordon of Brier, he would like to see the tree
removal plan to know which trees are being removed, he will reach out to the
City Planner for more information. He would also like more information
regarding where the sewer line is being installed, he believes it will be
installed through an easement on his property, yes, they will be using the
easement through his property. Will the applicant's arborist evaluate a large
fir tree in his yard, yes, this tree will be included
in the arborist report.
Shelly
Magnuson of Brier, advised there are trees on their shared property line and she is concerned they are going to remove trees on
her property; they will not be removing any trees from her property.
Elaine Farmer
of Brier, asked if the applicant's arborist will assess the row of cypress trees
along her property, yes, these trees will be included in the arborist report.
Lori Knight of
Brier, is concerned about trees being removed that should not be removed and
what will happen if additional trees are removed, they will be subject to tree
mitigation replacement.
The Public Hearing closed at 7:36 PM.
Commissioner Maykovich is
concerned about underground water from all the trees being removed.
Commissioner Hanson would like to see some of the
trees on the south side of the property try to be retained. He also questioned
what the width of the right of way is, there is some
discrepancies within the documents provided, the width of the right of way is 41
feet.
Commissioner Krueger is glad to hear there will be
off site assessment of trees. He asked how does tree
replacement work for off-site trees, it is the same tree replacement
requirements as if it were on site.
Commissioner Ficker asked if the bump outs on the
south side are required. She also asked if the sidewalk from Vine 5 subdivision
will connect to the sidewalk from the Vine 13 subdivision.
Motion: Recommend
approval to City Council for Preliminary Plat and Road Variance, file Nos.
SUB25-01 and VAR25-01, to build a five-lot subdivision located at 21701 Vine
Road, as conditioned in the draft resolution, Moved by Commissioner
DeMorett, Seconded by Commissioner Schneider. Motion Carried.
AGENDA FOR NEXT MEETING (June 17, 2026):
Planner
Michaelis is hoping to bring before the Commissioners the assisted living code
amendment.
